The adverse economic environment has presented, and continues to present, significant challenges not only in Hungary but across the world. This is particularly true given that the difficulties of recent years — including the changing economic landscape caused by the Russian-Ukrainian war — still persist, while increased prices and the shortage of skilled professionals continue to affect almost every area of the construction industry.

For the construction industry, 2025 sent a clear message: the market environment has become more demanding, competition has intensified, and efficiency and disciplined execution have become more important than ever before. I am proud that WEST HUNGÁRIA BAU Kft. (WHB) has, even in this environment, preserved an operating model built on quality, meeting deadlines and commitment to our partners. I would like to thank everyone — colleagues and partners alike — who have stood by us in this endeavour.

Looking at the WHB Group as a whole, we maintained the stability of our operations in 2025. The complexity, scale and technical quality of our project portfolio proved that we are able to deliver consistently and predictably, even in a more challenging environment.

It is equally important that we have earned trust in cultural and community-oriented developments — including iconic projects of outstanding significance — and that we have delivered in line with the highest expectations.

The Experiences and Challenges of 2025

I would like to briefly summarise the experiences the past year brought for us, the challenges we faced, and the key areas in which we were able to develop and which we will continue to improve in the future.

Competitive Market – In 2025, our presence in the competitive market became even more valuable. The key to success lies in proactive business development and precise tender discipline.

Competitive-market investments require fast-paced and accurate execution, while also involving increasingly complex technical requirements. Behind these investments, one can see not only construction performance, but also economic shifts and regional development objectives.

In the construction industry — whether in large-scale competitive-market investments, heritage reconstructions or other specialised areas — contractors face strict expectations across all segments. In the private sector, investors, often multinational industry players, issue tenders based on international standards, complex requirement systems and firm schedules, combined with a high level of cost sensitivity and international decision-making mechanisms. Contractors must adapt in every segment to strict technical and scheduling requirements, as well as to challenges arising from cultural differences. In the case of WEST HUNGÁRIA BAU Kft. (WHB), meeting these expectations has been demonstrated through several successful projects of national significance.

International Presence – The international presence of WEST HUNGÁRIA BAU Kft. (WHB) has strengthened considerably in recent years, particularly through projects in Slovakia and developments linked to global industrial investors.

The company is a key partner to world-leading companies such as CATL and SEMCORP, for whose Hungarian and regional investments WEST HUNGÁRIA BAU Kft. (WHB) performs complex general contracting and industrial construction tasks. In the construction of CATL’s battery plant in Debrecen, WHB is participating in the implementation of one of the largest industrial developments in Hungary to date, while SEMCORP’s factory construction projects in Debrecen also demonstrate the company’s high level of technological and organisational preparedness.

WHB’s international reference portfolio is further strengthened by projects connected to global industrial players, such as the general construction of Rheinmetall Real Estate SPS Kft.’s new manufacturing and assembly plant, awarded to us following a highly competitive tender process; the EVE Energy investment in Debrecen; BYD’s development in Szeged; and Gotion’s industrial project in Šurany, Slovakia. These projects all prove WHB’s adaptability and reliability in an international client environment.

In addition to completed construction projects, the company also plays a defining role in Slovakia’s currently largest healthcare investment: the implementation of the J. A. Reiman University Hospital in Prešov. This complex healthcare facility will cover approximately 166,000 m², include more than 900 beds, and aims to obtain the international BREEAM Excellent sustainability certification. In terms of both strategic significance and scale, the project is a milestone in WHB’s international portfolio.

Based on all of this, it can be confidently stated that WEST HUNGÁRIA BAU Kft. (WHB) is now a regionally recognised general contractor capable of delivering large-scale projects, and one that international partners choose for stable, long-term cooperation even under high quality expectations.

Own Developments – WHB’s own developments clearly reflect the company’s long-term mindset and value-creating approach. The Fecskeház project in Győr reinforces our commitment to affordable, modern housing, while the Béla király Road Villa Park in Budapest’s District XII combines heritage preservation with the creation of a premium residential environment in a unique urban setting.

The Léna Residential Park under construction in Paks points towards modern, energy-efficient residential property development, while the already completed Paks Energy Hotel & Business Center strengthens the region’s business and tourism infrastructure, creating a new level of quality in the economic life of the city through its complex functions.

Our own developments simultaneously serve sustainable growth, the enhancement of value for local communities and WHB’s long-term investment strategy.

Workforce and Human Capital – The persistent and severe shortage of skilled professionals has further increased the extremely high demand for skilled workers, engineers, energy specialists and digitalisation experts. In 2025, increasing fluctuation and generational transition risks continued to pose serious challenges, further intensifying the need for workforce development and succession planning.

Efficiency and Digitalisation – The digitalisation of the entire chain from design to handover — including BIM, integrated design and construction, and transparent supplier processes — brings tangible results: shorter lead times, lower error-related costs and more consistent quality.

The establishment of WHB Trade Kft. is based, in a narrower sense, on the conscious development of the procurement and supply system of WEST HUNGÁRIA BAU Kft. (WHB), and in a broader sense, that of the entire WHB Group. It operates in close cooperation with the Procurement Department of WEST HUNGÁRIA BAU Kft. (WHB), which serves as the primary receiving and coordination point for project material requirements. The operating model is based on project-side material needs being submitted to WHB’s Procurement Department, where they are prepared with professional and logistical support, after which the strategic procurement and commercial tasks are carried out by WHB Trade Kft.

The objective of WHB Trade Kft. is to establish a central, strategic procurement role within and beyond the Group, using cost-efficient, digital and innovative solutions. The company actively supports projects, contributing to the optimisation of project budgets, while the operational experience and project-oriented presence of WHB’s Procurement Department ensure fast and accurate needs management.

WHB Trade Kft. is built on a stable supplier network: contractual relationships with nearly 70 construction material manufacturers and more than 50 tile, flooring and sanitaryware manufacturers guarantee high-quality, reliable and flexible supply. Key elements of the operation include database-based material management, manufacturer education and training systems, and — in strategic areas — the acquisition of exclusive importer rights, all of which strengthen the competitiveness of the entire Group.

The vision of WHB Trade Kft. is to become an independent yet closely integrated commercial unit which, building on the professional foundations of the Procurement Department, will become one of the key value-creating pillars not only of WEST HUNGÁRIA BAU Kft. (WHB), but of the entire WHB Group in the long term, ensuring efficient, transparent and cost-effective material supply for projects.

Reputation as Capital – Awards, references and work carried out on cultural and heritage projects are not only validation for the present; they also form a strong reputational foundation for reaching the best professionals and clients of the future.

Corporate Social Responsibility – “We Create Lasting Value”
It is part of our corporate identity to take an active role in the fields of children’s welfare, healthcare, education, sport and environmental protection not through one-off campaigns, but through structured programmes. In 2025, we continued our long-term partnerships and supported initiatives that generate measurable social impact.

Outlook for 2026: Focus, Discipline, Development

Naturally, it is neither possible nor realistic to predict the future with 100% accuracy. However, I can clearly see the strategic points we must meet in order to preserve our achievements, our professional reputation and client satisfaction, while also creating the conditions for further success.

Growth in the Competitive Sector – Industrial and Energy Focus

We must continue to strengthen our presence in domestic and international industrial, logistics and energy investments. Our organisational capacities, experience in large-scale projects and disciplined execution may remain our competitive advantage, but in order to achieve this, we must carefully preserve these values and develop them where necessary.

Workforce Retention and Development

This is one of the most important areas requiring continuous attention and development. We must further expand our existing and well-functioning professional training content and succession programmes. We continue to place particular emphasis on ensuring that professional knowledge and practical experience go hand in hand. One of the most important pillars of this is our cooperation with the Építőipari Regionális Képzőközpont (ÉRKK), which will define the long-term development of the Group.

The aim of ÉRKK is to provide a professional workshop where students and career starters can acquire the practical and theoretical foundations of the construction industry in a real environment, using modern technologies.

Naturally, the partnership does not stop within the current framework. WEST HUNGÁRIA BAU Kft. (WHB) and ÉRKK are working together to:

Launch new training modules built around digitalisation, sustainability and innovation.

Organise practical training sessions where students can try out the latest construction technologies.

Develop professional mentoring programmes that support young people in building their careers.

Efficiency Programme 2.0 – “From Design to Handover”

We are continuing the digitalisation and standardisation of our processes:

BIM and integrated design-construction processes to minimise clashes, delays and additional costs.

Real-time project control to accelerate decision-making.

Supplier transparency to optimise inventory management and logistics.

It must be understood that digitalisation is no longer optional. The role of AI is becoming increasingly important and is becoming part of the industry standard. In addition, the use of drones, robots and autonomous machines on construction sites is expected to grow significantly in the future, and WHB has already taken steps towards the procurement of such technologies.

Maintaining the Quality of Heritage and Community Projects

In cultural and public-institution developments, quality and deadlines remain top priorities. Through these projects, we preserve and create value — which is why they will continue to receive special attention.

Green Transition and Sustainability

Sustainable solutions with a low environmental impact are increasingly coming to the forefront. Globally, the construction industry is responsible for approximately 40% of carbon dioxide emissions, which means that the sector’s players bear enormous responsibility in mitigating climate change and achieving sustainable development goals. The changes taking place around the world — tightening regulations, EU Taxonomy requirements, ESG reporting obligations and the concept of zero-emission buildings — all point in the same direction: the construction industry must rethink the way it operates.

These challenges also represent opportunities. Energy efficiency, the use of renewable energy sources, conscious material use and circular construction processes not only bring progress from an environmental perspective, but also create business value. Future projects can only be successful if sustainability expectations become an integral part of the process from the very first stages of design and construction.

In our work, we consciously strive to ensure that construction projects not only meet the short-term needs of clients, but also contribute to the creation of a greener, healthier and more liveable environment. Closing Thoughts in the Spirit of Positivity and Confidence

In my view, the sector will stabilise in 2026, while a period of strategically focused rebuilding will begin. For the construction industry, this will be a year of restructuring, but also one full of opportunities. Although workforce-related and cost-side risks will remain significant challenges, digitalisation, the green transition and changes in market structure may open up new directions for growth.

The key to success will be technological development, efficiency and proactive strategic adaptation. I continue to have confidence in ourselves, because the strength of WEST HUNGÁRIA BAU Kft. (WHB) has for decades rested on the same foundations: humility towards the profession, disciplined execution and commitment to quality.

In 2026, we will continue on this path — creating lasting value for our clients, partners and the community.
