Fecskeház Győr – kompakt terek és energiahatékony városi komfort

Commissioned by BVP Asset Management Kft. and constructed by WEST HUNGÁRIA BAU Kft., the Fecskeház residential development is being implemented in Győr, in close proximity to the city centre, on an easily accessible section of Domb Street.

The ground-floor-plus-three-storey apartment building aims to offer modern, compact and energy-efficient urban homes, primarily for young people and first-time homebuyers, while also contributing to the expansion of the city-centre housing stock and strengthening the liveable urban fabric of the surrounding area.

Discreet Urban Presence, Well-Considered Apartment Structure

The ground-floor-plus-three-storey building, equipped with an elevator, will comprise a total of 45 apartments, with a deliberately diverse range of floor plans. The smallest units are open-plan studios and studio apartments with sleeping alcoves, which, thanks to their low and easily predictable maintenance costs, may be an excellent choice either as a first home or as an investment.

The offering also includes living room + one-bedroom and living room + two-bedroom apartments, providing well-furnishable spaces suitable for two- or three-person households and young families.

Sustainable homes designed with young homebuyers in mind.

Each apartment comes with a balcony or loggia, while ground-floor units with terraces and direct garden access are also available. The circulation system is designed with open corridors, with two staircases and an elevator serving the building. This ensures a clear internal layout and short, convenient access routes to the apartments.

The building’s understated yet modern residential character fits naturally into the surrounding urban fabric, while clearly appearing as a contemporary new development on Domb Street.

Modern Building Services, Predictable Operation

One of the key features of Fecskeház is its energy-efficient operation. Heating and domestic hot water supply are provided by six air-to-water heat pumps operating in a split system, offering not only an environmentally friendly technology, but also cost-efficient operation.

The advantage of this building services solution is that both utility costs and comfort levels become more predictable, while also enabling sustainable operation and maintenance in the long term.

Every detail of the building has been designed specifically to meet the needs of young homebuyers who wish to enjoy the benefits of urban living, as well as those looking for their first home.

Convenient Parking and Excellent Accessibility

On the ground floor, 16 covered parking spaces and 13 separate storage units will be created, while additional surface parking spaces in the enclosed courtyard will provide the required capacity for vehicles. Access from Domb Street is ensured by car, on foot and by bicycle alike, meaning that the building is genuinely optimised for multiple modes of transport.

The city centre is just a few minutes’ walk away, while the railway station and bus station are also within walking distance. The districts of Újváros and Nádorváros can likewise be reached quickly, making this location ideal for a truly urban lifestyle without compromising on convenience.

Why Is This Important for the City?

Fecskeház in Győr fits into a development logic that aims to retain young people who live and work in the city but have not yet purchased their first home. Behind the project lies the recognition that there is a lasting shortage of energy-efficient, well-accessible apartments close to the city centre that are not oversized, while the city’s economy is capable of providing local employment opportunities for young professionals.

For this reason, the project is not a generic real estate development, but one specifically optimised for a target group that wishes to remain close to the advantages of the city, rather than moving towards the agglomeration.

Fecskeház is therefore a contemporary urban apartment building that responds to the needs of Győr’s housing market not through spectacular gestures, but through a scale that fits its location, modern building services and a well-considered apartment mix. It offers liveable, energy-efficient homes close to the city centre.

Construction began in March this year and is currently ongoing, with the handover of the apartments expected in the first half of 2026. The sales phase has already opened, and apartments can still be selected flexibly according to individual preferences in terms of size, price and orientation.
